BUYING TIPS
Helpful hints to shop for a home -
This is not the end all list of things you need to know about home buying - Sorry! It will, however, spark some additional ideas and perhaps serve you well as you shop for that new home.
ONE
Don't Be Afraid. You are the one with the power. Remember that the sellers, agents and brokers need you.
TWO
Take Notes. It will be difficult to remember all of the details about a particular property. Include comments not only about the house, but about the yard, and neighborhood, as well.
THREE
Respect AND Expect. Your Realtor is your ally. You should be able to trust him or her. They should be pointing out any discrepancies about the home. Remember that it is their legal and ethical duty to protect YOUR interest - not the seller. They should disclose whether they have "both sides" of the sale.
FOUR
Trust Your Instincts.
Listen to your inner thoughts and make note of them. Most people's intincts are better than their logic.
FIVE
Have a Wish List.
Before going shopping with your Realtor - make a wish list of features you want in your new home. Include number and type of rooms; square footage requirements; and backyard/ front yard expectations.
SIX
Know how much home you can afford.
Get pre-approved with your mortgage company. Not only will you know the amount of the home you can afford, but it can be used as a bargaining tool. The Seller's Realtor knows that you can qualify for the home and is more likely to accept a negotiated offer.
